Utah industrial & warehouse property owners
What is your Utah industrial building worth?
Warehouse, distribution, manufacturing, shop and flex buildings are bought for how well they move and make things. Here's what buyers look at, and how to get a real number on yours.

What buyers look at
Clear height
How high the ceiling is under the beams. Taller space stacks more and fits more users.
Loading
Dock-high doors, grade-level doors, truck court depth and room for trailers to turn.
Power
Amps, voltage and three-phase service. Manufacturers pay for power they don't have to add.
Yard and outside storage
Fenced, paved yard is scarce and many users need it.
Access
Minutes to I-15, I-80 or I-215 and how easy it is for trucks to get in and out.
Zoning and use
What the city allows on the site, and whether your use is permitted or grandfathered.
Office share
How much of the building is office. Too much or too little can narrow buyers.
Helpful to have ready
- Building plans or a site plan
- Door count and clear height, if you know them
- Electrical service details
- Leases and rent roll, if it's leased
- Two years of property taxes, insurance and repairs
Don't have all of it? That's normal. The address is enough to start.
Before any number
Our main experience is industrial, land, office and retail in Salt Lake, Utah, Tooele and Box Elder counties. If your building is another type or somewhere else, we'll tell you up front if it's outside our usual experience and, with your OK, bring in a colleague who knows it, before giving you any opinion.
A broker opinion of value is not an appraisal. If a lender needs an appraisal, you'll need a state-licensed appraiser.
