Utah retail property owners
What is your Utah retail property worth?
Retail value rides on the tenants, their leases and whether customers can see and reach the property. Here's what buyers look at, and how to get a real number on yours.

What buyers look at
Tenant strength
National and regional tenants usually read as safer income than brand-new local ones.
Lease type
NNN leases, where tenants pay taxes, insurance and upkeep, make income steadier.
Visibility and access
Frontage, signage, turn-in access and a light or median break nearby.
Traffic and anchors
Daily traffic past the site and the stores that draw shoppers next door.
Lease term left
Years remaining, renewal options and any co-tenancy clauses.
Pads
An unused pad or outparcel can add value a buyer will pay for.
Helpful to have ready
- Rent roll and leases (including options)
- Tenant sales reports, if your leases require them
- Common area cost reconciliations
- Site plan with signage
- Two years of operating expenses
Don't have all of it? That's normal. The address is enough to start.
Before any number
Our main experience is industrial, land, office and retail in Salt Lake, Utah, Tooele and Box Elder counties. If your building is another type or somewhere else, we'll tell you up front if it's outside our usual experience and, with your OK, bring in a colleague who knows it, before giving you any opinion.
A broker opinion of value is not an appraisal. If a lender needs an appraisal, you'll need a state-licensed appraiser.
