Utah commercial property owners
What is your Utah commercial building worth?
Get a broker opinion of value from a licensed Utah commercial broker. A real person looks at your building, your income and recent Utah sales, then tells you a likely price range.
No charge for the opinion of value, and no obligation. We're paid only if you later hire us to sell or lease, under a separate written agreement.

How we get paid
We're commercial real estate brokers with Team Utah Commercial, brokered by RE/MAX Associates. There's no charge for the opinion of value. We're paid only if you later hire us to sell or lease, under a separate written agreement with its own commission. Many owners never do, and that's fine. No obligation, no pressure.
This is a broker opinion of value, not an appraisal. If a lender needs an appraisal, you'll need a state-licensed appraiser.

What moves your building's value?
Tap the answer that fits your building and see how buyers usually look at it. Eight questions, about a minute. These are general patterns, not an opinion of value; no dollar figure here.
1. Who rents it?
Usually helps. Buyers pay more for rent they trust will keep coming.
Depends on the buyer. Fine tenants, but buyers look harder at their track record and lease terms.
Depends on the buyer. Valued more on what similar buildings sold for. Owner-users may pay up for it.
2. How much time is left on the leases?
Usually helps. Long leases mean dependable income, and buyers like that.
Depends on the buyer. Buyers weigh the chance of a renewal against the cost of re-leasing.
Usually hurts. An investor has to price in vacancy and re-leasing costs.
3. Who pays taxes, insurance and upkeep?
Usually helps. The owner's income is steady and predictable.
Depends on the buyer. Depends on the exact lease wording, which buyers read closely.
Usually hurts. Rising costs come out of the owner's pocket, so buyers price that in.
4. How do the rents compare to the market?
Usually helps. Income is real and sustainable at renewal.
Depends on the buyer. Less income today, but some buyers pay for the upside.
Depends on the buyer. Great now, but buyers worry the rent drops when the lease ends.
5. How old are the roof and HVAC?
Usually helps. No big bills coming soon, so fewer price cuts.
Depends on the buyer. Buyers will ask about remaining life and may budget for it.
Usually hurts. Buyers usually take the replacement cost off the price.
6. How full is it?
Usually helps. Income from day one.
Depends on the buyer. Value-add buyers like it; income buyers discount it.
Depends on the buyer. Owner-users may pay well; investors price in the time to lease it.
7. Access and visibility?
Usually helps. Easy to find and easy to lease, especially for retail.
Depends on the buyer. Fine for many uses; matters most for retail.
Usually hurts. Narrows the list of tenants and buyers.
8. How good are your records?
Usually helps. Buyers move faster and argue less when the numbers are clear.
Depends on the buyer. We can help pull the rest together before going to market.
Usually hurts. Buyers discount what they can't verify.
Every building is different, and the real number depends on your leases, the market and recent Utah sales. That's what a broker opinion of value is for.

Questions owners ask
Does it cost anything?
There's no charge for the opinion of value, and no obligation. We're paid only if you later hire us to sell or lease, under a separate written agreement with its own commission. Many owners never do, and that's fine.
Is this an appraisal?
No. A broker opinion of value is a licensed broker's estimate of likely price, based on your building, its income and recent Utah sales. If you need a value for a loan, a tax appeal, an estate or a court case, you'll need a state-licensed appraiser.
What do you need from me?
The address and property type are enough to start. If you have them, a rent roll, copies of the leases, the last two years of operating expenses and any big recent repairs (roof, HVAC, parking lot) make the range tighter.
Will you pressure me to sell?
No. Plenty of owners just want to know where they stand. We won't text you unless you check the texting box, and we won't send market emails unless you check that box.
Who sees my information?
Stockton and our team, and our brokerage, RE/MAX Associates, as licensed real estate work requires. We never sell it. The Privacy page has the details, including how to have it deleted.
My building is listed with another broker. Can you still help?
Please ask your listing broker. They know your building and your goals, and out of respect for that agreement we don't take requests on properties listed with someone else. If the listing ends, we're glad to help.
Do you value homes?
No. We work only on commercial property: office, retail, industrial, flex, land, medical, mixed use and apartment buildings of 5 or more units. For a single-family home, talk to a residential agent. Our main experience is industrial, land, office and retail in Salt Lake, Utah, Tooele and Box Elder counties; for anything else we'll tell you up front and, with your OK, bring in a colleague who knows it.
How long does it take?
We usually reply within one business day to talk about your building. How long the opinion takes depends on the property and how much information is available, and we'll tell you up front.
